Enjoy custom-designed tiny houses with views of dunes or the lake, complemented by sundowners at our cosy Tiny Bar, a fresh breakfast on our terrace, and access to a herb and vegetable garden you can pick from. Renting a bike gets you quickly to the beach, the village, or even all the way to Amsterdam.

Catch a wave on IJmuiden’s famous break, walk or cycle through Zuid-Kennemerland’s dunes spotting Highland cattle and migrating birds, watch container ships the size of skyscrapers glide through the world’s biggest sea lock, or cast a line at the fishing harbour. Visit the fish auction, climb up to the lighthouse for sunset, or just watch the sky turn pink over the sea. Bring the dog, bring the kids, or bring neither.

IJmuiden is one of the Netherlands’ best surf and kite spots, with consistent North Sea swell, a wide sandy beach, and the iconic Noordpier breakwater. Our resort is a five-minute walk from the water, tucked beside Zuid-Kennemerland National Park. It’s great for every level, from first lessons in the whitewash to advanced North Sea sessions.

The dune reserve stretches along the coast between IJmuiden and Zandvoort — a true natural wonder and one of the last wild dune landscapes left in the Netherlands.
Basecamp IJmuiden sits uniquely between the dunes and the beach. Entry to Zuid-Kennemerland National Park requires a small day permit, payable at the entrance gates or online, which goes directly towards maintaining the dunes and the animals that live there.
The reserve is home to free-roaming Scottish Highland cattle and Konik horses, roe deer, over a hundred recorded bird species, and rare dune flora found almost nowhere else in Europe. A short walk in the other direction brings you to the IJmuiden sea lock complex — the largest in the world — where you can watch seagoing vessels lock through at close range, day and night.

At Basecamp IJmuiden, everything focuses on sustainability and experience. We keep our ecological footprint as small as possible, so your stay directly helps protect the dunes, the beach and the wider coast. Here are some questions we regularly answer for guests visiting from abroad, to make your stay as comfortable as possible.
Yes – a minimum stay of two nights applies at Basecamp Ijmuiden.
One-night stays open up 10 days upon arrival date.
Want to book a one-night stay earlier? Contact the front office to see if your requests can be honoured.
Plenty. Think dune walks and wildlife spotting, bike rides to the village, the trampoline, beachcombing, rock-pooling, and the fish auction and lighthouse for an easy half-day outing.
To be quite honest, due to the rugged terrain around our resort and the steps at our Tiny Houses, Basecamp IJmuiden aan Zee is less suitable for people with disabilities.
Many of our tiny houses welcome one dog. The rules for dogs on the beach differ in the low and high seasons. Perhaps refer to the municipality’s zones? https://www.velsen.nl/honden-op-het-strand
We are happy to assist guests by showing them on the map where they can walk upon arrival.
Yes, you can reach Basecamp IJmuiden aan Zee by public transport. Typically, you would take a train to Haarlem Central Station or Amsterdam Sloterdijk, then transfer to a bus that goes to IJmuiden. From the final bus stop ”IJmuiden aan Zee”, it’s a 2-minute walkÂ

Yes. DFDS runs an overnight ferry between Newcastle and IJmuiden, arriving just a short drive from the resort — a relaxed way to bring the car and skip the airport altogether.
All seasons have something to offer at Basecamp IJmuiden. The wide beach is fantastic during summer and winter, come rain or shine.
The nature reserve offers amazing colours that change with every season. A late-night summer fire or a winter fire in our fireplace.
Every season has its charm at Basecamp.
There is a large parking lot directly adjacent to Basecamp IJmuiden. You enter the site by taking a ticket at the barrier. Then drive all the way to the back until you see a wooden sign with Basecamp on it on the left. At this sign, turn left for the nearest parking spaces.
Parking for one car is included in your booking. When you arrive at the barrier, please draw a ticket. Upon arrival at reception, we will register your parking ticket so you can drive in and out for free throughout your stay. Are you arriving after reception hours? Send us a WhatsApp message with your 7-digit parking ticket number and your Tiny House number or reservation name. We will register your parking ticket for you as soon as possible.
Are you arriving with more than one car? We can easily register an extra vehicle to your reservation for €16 per night in 2026. Since the parking lot is not ours, you can also pay for your ticket at the designated cashiers.
There are 4 public charging stations available in front of our neighbour, the Leonardo Hotel. This is situated in the same parking lot as Basecamp.
The site is car-free. It is not possible to get to your Tiny House by car. The parking lot borders directly on the site. To make loading and unloading easier, we have a number of luggage trolleys at the entrance.Â
You don’t need one. The bus stop is under 500 metres away with a direct line to Amsterdam Sloterdijk, and you can hire bikes to explore the coast, the dunes and nearby villages. A normal bicycle can be rented for €15 per day and an electric bicycle for €30 per day.
If you do drive, parking is available directly next to the resort.
Layers, a windproof jacket, and something waterproof — the coast is famous for its changeable weather and a stiff onshore breeze even in summer. Add a swimsuit and wetsuit-friendly attitude, comfortable shoes for the dunes, and a warm layer for evenings by the fire pit.
