June to August brings the warmest, sunniest beach weather.

Spring and autumn are prime time for bird migration through the dunes.

Autumn and winter bring the biggest, cleanest surf swells, for those happy to wear a good wetsuit. Storms roll through in winter and are spectacular to watch from the beach or the piers.

Did you book with the Fully Flex rate? You can modify your booking free of charge up to 7 days before arrival. With a non-refundable booking, you cannot cancel your reservation and receive a refund. Is your calendar changing and you want to modify something? For €25, you can move your reservation. Please note that you will also need to pay any price difference.

Another option is to ask someone in your circle to take over your booking if you are unable to fulfil it. For assistance, please contact the reception.

We advise you to ensure you have adequate travel insurance.

Only bookings made with a flexible rate can be cancelled free of charge up to 72 hours before arrival. For a reservation made more than 45 days in advance, a 7-day cancellation period applies.

Check-in is from 3 pm. If you want to come earlier to spend some time on the beach, that’s no problem. 

Do you want to get the most out of your stay and move into your Tiny House earlier? You can check in at 1 pm for an extra €25.

You can check out until 10:00 AM, but feel free to grab a cup of coffee at the tiny bar afterwards. Enjoy a relaxing moment before you continue!

Don’t feel like getting up early? For an extra €25, you can check out until 12 pm.

Please note: late check-out is subject to availability, and your parking ticket for that day gives you ample time (it is paid for the whole day).

All Tiny Houses are equipped with bed linen and both a small and a large bath towel per guest.  Kitchen towels and cloths are also provided.

Basecamp welcomes all kitchen princes and princesses with open arms! Almost all Tiny Houses have a fully equipped kitchen, except for the ÖÖD Suites. These tiny houses can best be compared to a hotel room. 

There’s a convenience store on the boulevard, just a 2-minute walk away, perfect for those “oops, I forgot” moments. For your grocery needs, the centre of IJmuiden has several supermarkets * and a little shopping street called “Lange Nieuwstraat.”  Everything is easily accessible by bus or car. 

* Albert Heijn, Deka Markt, Vomar, Aldi en Lidl. Use Google Maps for direction and opening hours.

Some Tiny Houses are equipped with dishwashers. Check each Tiny House’s description to see if it has one. 

No, none of our Tiny Houses has a TV. Who needs a TV when you are sitting between the dunes and next to the Kennemermeer? At Basecamp, we have the nature channel. 

Yes, each Tiny House has its own WiFi router.
